The site ingress and egress is superior to any other development site within GSW and benefits from a new I-30 TXDOT intersection at the Six Flags Drive exit. The $233M TXDOT I-30/360 interchange project was substantially complete at the end of 2023. Labor and location are the predominant reasons that tenants locate their business in GSW. Its central location with easy east west access off I-30 and north south access off 360 creates very efficient regional distribution. The drive time to service Dallas and Fort Worth from this site location is 20 minutes in each direction. In addition, the drive time to DFW International Airport is 8 minutes on 360 which increases its attractiveness for businesses that rely on air freight, further enhancing their logistics and supply chain efficiencies.

The Great Southwest Industrial market is a supply constrained submarket due to limited available sites. Most remaining sites have flood plain, topography, or environmental challenges. Box 107th has neither. As a result of limited developable sites, the GSW submarket has one of the tightest vacancy rates in the Metroplex. Box 107th has the ability to demise into three suites with 25% of the exterior façade facing 107th clad in glass. Given the older stock of buildings in GSW, many do not have 32’ clear and ESFR sprinkler system, creating a competitive advantage for our development.
